Buying Beats Renting by 45% !!!!

Everyone knows that buying a home is one of the most important decisions you make. Turns out, considering our current local economy, it’s one of the best decisions you can make right now. With as many people who went through foreclosures, short sales, and bankruptcies, our rental market has become very strong in the valley and nation. More often than not, the cost of renting a home is MORE than what your mortgage would be at a 30 year fixed rate.

Here’s the thing…

Interest rates are at all time LOWs, as I’m sure you’ve heard. AND, prices are only just starting the creep up out of the lull they’ve been in since our bubble burst. This combination makes for low mortgage payments and awesome investment potential!

Compared to a year ago, house prices are even lower compared to rents. The gap has gotten bigger and it’s making less and less sense to continue renting when you could be putting your money into equity. Nationwide – buying is 45% cheaper than renting right now!

If you are considering buying a home, there are things to consider:

  1. Can you qualify for a mortgage at the best rate possible?
  2. Which tax bracket are you in?
  3. How long are you planning on staying in your home?

The first step is talking with a lender to see where you stand and at what price point you qualify for. (I can point you in the right direction if you’re looking for a lender.) There are different programs out there where you can get into a home for as little as 5%, 3.5% or 0% down. It’s harder to get in at 0% down, but through Idaho Housing, you may qualify for grants that make it possible!

New Favorite Local Boise Artist, Manuela Muminovic

I just came across Manuela Muminovic’s art the other day and was compelled to share my experience! Her paintings have such a unique mixture of expressed emotions… most of her paintings carry the same feeling of magic and fantasy; almost as though it was a snapshot out of a child’s dreams. However, their deeper expression is far from child-like.

Sales keep going up! – June market update for Ada County Real Estate

In June sales reached 690 in Ada County alone — up by 8.6% compared to June of 2011. Dollar volume was up 21% and new homes sold increased 52% compared to the previous year.

Historical trends show that June sales typically exceed May by about 5%, however this year June sales increased 14%. So, we are definitely continuing to see our economy rebound at a healthy pace. Distressed sales are diminishing (down 4% from May); however we can’t be sure that this is a true reflection of distressed inventory, as banks may still be holding on to a good amount.

Pending sales remain the same from May to June; and out of the pending sales, those that are distressed are about 3 short sales to 1 REO (bank owned). Compared to June of last year, pending sales are 29% higher.

Median home price in June was $174,000 and median new home price was $221,727. In Ada County we now have less than 3.2 months of inventory on hand, which is pretty low. The market segment in shortest supply is less than $119,000, with $120-$160,000 being next on the list of low inventory.

While sales are slowing down a bit from the first quarter, prices are still on a gradual incline. Multiple offers are so prevalent now that they are becoming the norm. If you see a good deal, you want to be ready to act fast. Being pre-qualified with a lender is key. Even the most prepared buyers are getting outbid. The hunt for houses is harder than previous times, but needless to say, it’s a great time to buy and with just a bit more work, you can find a great home at a great price.

Story Story Night – a MUST in downtown Boise

I went to my first Story Story Night in downtown Boise. If you haven’t been, it is a must do! People get up and tell real stories based on the theme of the night. Last night, the theme was Fails and Mistakes. Needless to say the stories were all funny and entertaining and after the first half, the floor was open to people in the audience. It was a great time!
